Why do I need an assessment?
The European Energy Performance of buildings Directive (EEPBD) requires all homes to have their energy efficiency rated. A domestic energy assessment will produce an Energy performance Certificate (EPC) which includes this rating. All properties need to have an EPC when being sold or rented before they are marketed. From April 2018 rented properties needed to meet rating ‘E’ or higher.
What is an EPC?
Energy Performance Certificates tell you how energy efficient a home is on a scale of A-G. The most efficient homes which should have the lowest fuel bills are in band A. The Certificate includes recommendations on ways to improve the home’s energy efficiency to save money and help the environment.
What does an assessment by Baxter Development Solutions involve?
Phil Baxter is a fully accredited energy assessor. He will visit your property and take a number of measurements, he will record the details of the property structure and layout. The inspection usually takes about an hour, although it can take longer if the property is large, particulary old, has had extensions, or has unusual features. All utility meters, boilers, hot water cylinders and thermostats will be inspected. Each room in the house will have heating arrangements, ceiling height and presence of energy saving light fittings recorded. The loft and any heated basements will also be inspected. Phil takes photographs to support the record of assessment, but will not photograph any identifying features of rooms and contents.
Do I need to do anything before Baxter Development Solutions arrive?
Phil will need to know the age of the property and it would be helpful if you have any guarantees for work which has been done to the house for example, extensions, conservatories, double glazing etc. It is helpful to have documents relating to the boiler.
What happens to the information?
Once all the relevant information has been collected it is entered into a secure database.The Energy Performance Certificate is processed along with recommendations for energy improvements. The report will be produced within three working days of the inspection taking place. Phil will email you the link to the EPC. No personal details are stored on the database.
How much does it cost?
All Baxter Development Solutions EPCs on domestic properties are carried out at a flat fee regardless of property size.
